In this climate a system has two jobs: lower the temperature and remove moisture. An oversized unit does the first quickly and then shuts off before it has run long enough to do the second. The house ends up cold and clammy at the same time, the compressor short-cycles, and the equipment wears out faster than it should.

Sizing is determined by a load calculation covering square footage, ceiling height, window area and orientation, insulation levels, duct condition and infiltration. Square footage alone is not a calculation, which is why two houses of identical size can legitimately need different equipment.

What a replacement involves beyond the box

The outdoor condenser and indoor air handler are the visible parts, but a replacement also has to consider the line set, the drain, the electrical supply and the duct system. Reusing an undersized or leaking duct system with new equipment is a common way to spend money on a system that still does not perform. Where the duct system is the real constraint, the equipment change alone will not fix it.

Efficiency standards for new equipment have tightened, and the ratings are calculated under test conditions. What a system actually delivers depends on the installation: correct charge, sealed ducts, adequate return air and a clean coil. Should I replace the ductwork at the same time?
