A Tampa Bay air conditioner does not get a winter off. It runs through a long cooling season with only a short break, which means components accumulate wear and contamination far faster than the national average. A service visit in spring costs a fraction of the emergency call in July, and it is far more convenient.

Maintenance is also where small faults get caught while they are still small: a capacitor drifting out of specification, a drain line beginning to clog, a contactor pitted from arcing. Each is inexpensive to address proactively and disruptive to address once it fails.

What a proper service visit covers

Cleaning the condenser coil of the outdoor unit of pollen, grass and debris. Checking and clearing the condensate drain, which is the most common cause of a mid-summer water leak into a ceiling. Testing capacitors and contactors against specification. Measuring refrigerant charge against ambient conditions. Checking the blower, the filter condition and the temperature split across the coil. Each of those addresses a failure mode we see regularly.

Why a capacitor matters more than it sounds

A capacitor stores the energy needed to start the compressor and the condenser fan motor. They degrade with heat and age, and heat is abundant here. A capacitor that has drifted out of specification will fail, usually on the hottest day of the year when the system is working hardest, and it will fail without warning. Testing them costs almost nothing; replacing one in an emergency costs far more.

Filters, drains and the two most common failures

The two failures we see most are a clogged filter and a clogged condensate drain line. The filter restricts airflow, which reduces capacity and can freeze the coil. The drain line, warm and wet for months on end, grows biological growth until it blocks, at which point the pan overflows into whatever is below it. In an attic installation, that is a ceiling.

We do not quote a number before seeing the property, because the same job on two similar houses can need different work. These are the factors that move the scope:
